The third quarter 2026 has totalled 313,900 sqm, down by 26% vs Q3<br>2025.<br>Office immediate supply on September 30th 2026 in the Greater Paris Region is estimated at 6,591,000 sqm, up by<br>8% y-o-y.<br>Based on transactions of the quarter, the headline rent of offices is on average:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u20ac 449 \/sqm pa, excluding taxes and charges for second-hand space, down by 2% over a year ;<\/li>\n\n\n\n<li>\u20ac 444 \/sqm pa, excluding taxes and charges for new or refurbished space, down by 1% over a year.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The headline rent is defined in lease contracts regardless of incentives, whose level was 30.6% last quarter and will<br>be updated next month for Q3 2026.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">INVESTMENTS IN FRANCE<br>In France, the investment volume in Commercial Real Estate over Q3 2026 reached \u20ac3.4 billion, up by 21% compared to the Q3 2025. The investment volume has totalled \u20ac10.3 billion since the start of 2026, up by 16% compared to the same timeframe last year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><br>INVESTMENTS IN THE GREATER PARIS REGION<br>In the Greater Paris Region, the investment volume in Commercial Real Estate over Q3 2026 reached \u20ac2.4 billion, up by 36% compared to the Q3 2025. The investment volume has totalled \u20ac5.5 billion since the start of 2026, flat compared to the same timeframe last year.<br>The average capital value for Office in the Greater Paris Region over Q3 2026 all types alike reached \u20ac4,980 \/sqm<br>(including transactions costs) which is down by 6% y-o-y.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><br>WAREHOUSES LOGISTICS IN FRANCE<br>For whole France, the take-up for warehouses above 5,000 sqm has totalled 2,147,600 sqm since the start of 2026<br>with 1,680,200 sqm in French Regions and 467,400 sqm in the Greater Paris Region for transactions of this size. Compared to the same timeframe last year, this national result is down by 11%.
