The second quarter 2026 has totaled <strong>389,300 sqm, up by 8%<\/strong> vs Q2 2025.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Office immediate supply<\/strong> on June 30th 2026 in the Greater Paris Region is estimated at <strong>6,571,000 sqm, up by 10%<\/strong> yo-y.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Based on transactions of the quarter, <strong>the headline rent of offices<\/strong> is on average:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>\u20ac 429 \/sqm pa<\/strong>, excluding taxes and charges for <strong>second-hand space<\/strong>, down by 2% over a year ;<\/li>\n\n\n\n<li><strong>\u20ac 461 \/sqm pa<\/strong>, excluding taxes and charges for<strong> new or refurbished space<\/strong>, up by 3% over a year.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The headline rent is defined in lease contracts <strong>regardless of incentives<\/strong>, whose level was 30.5% last quarter and will<br>be updated <strong>next month for Q2 2026<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">INVESTMENTS IN FRANCE<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>In France, the investment volume in Commercial Real Estate<\/strong> over first half 2026 reached <strong>\u20ac6.6 billion, up by 9%<\/strong> compared to first half 2025. Q2 2026 is <strong>up by 30%<\/strong> compared to the Q2 2025 and represents <strong>\u20ac4.6 billion<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">INVESTMENTS IN THE GREATER PARIS REGION<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>In the Greater Paris Region, the investment volume in Commercial Real Estate<\/strong> over first half 2026 reached <strong>\u20ac3.1<br>billion, down by 18%<\/strong> compared to first half 2025. Q2 2026 is<strong> up by 30%<\/strong> compared to the Q2 2025 and represents <strong>\u20ac1.7 billion<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The average capital value for Office in the Greater Paris Region over Q2 2026 all types alike reached <strong>\u20ac5,140 \/sqm<\/strong><br>(including transactions costs) which is <strong>down by 5% y-o-y<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">WAREHOUSES LOGISTICS IN FRANCE<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>For whole France, the take-up for warehouses above 5,000 sqm<\/strong> over first half 2026 reached <strong>1,448,600 sqm<\/strong>, with<br>1,126,700 sqm in French Regions and 321,800 sqm in the Greater Paris Region for transactions of this size. Compared to first half 2025, this national result is <strong>down by 15%<\/strong>.
