{"id":4220,"date":"2026-04-07T08:34:26","date_gmt":"2026-04-07T06:34:26","guid":{"rendered":"https:\/\/www.immostat.com\/?p=4220"},"modified":"2026-04-07T08:34:58","modified_gmt":"2026-04-07T06:34:58","slug":"new-immostat-results-for-q1-2026","status":"publish","type":"post","link":"https:\/\/www.immostat.com\/en\/new-immostat-results-for-q1-2026\/","title":{"rendered":"New ImmoStat Results for Q1 2026"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Every quarter, ImmoStat, an independent entity pooling data for the four main brokers in French Commercial Real Estate (BNP Paribas Real Estate, CBRE, JLL and Cushman &amp; Wakefield) presents its key indicators for the Greater Paris Region.<br>The present release covers:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the office take-up both new lettings and sales to occupiers (with the contribution of Immprove &amp; Colliers)<\/li>\n\n\n\n<li>the office immediate supply and average headline rent<\/li>\n\n\n\n<li>the investment volume in France and the average price in the Greater Paris Region for offices<\/li>\n\n\n\n<li>the warehouse logistics take-up in France (with the contribution of EOL)<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.immostat.com\/wp-content\/uploads\/2022\/09\/Communique-ImmoStat-T1-2026_ENG.pdf\" type=\"link\" id=\"https:\/\/www.immostat.com\/wp-content\/uploads\/2022\/09\/Communique-ImmoStat-T1-2026_ENG.pdf\">>Download our press release<\/a><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">OFFICES IN THE GREATER PARIS REGION<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Office take-up in the Greater Paris region reached 367,700 sqm over Q1 2026, down by 15% vs Q1 2025.<br>Office immediate supply on March 31st 2026 in the Greater Paris Region is estimated at 6,332,000 sqm, up by 9% yo-y.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Based on transactions of the quarter, <strong>the headline rent of offices<\/strong> is on average:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u20ac 447 \/sqm pa, excluding taxes and charges<strong>for second-hand space<\/strong>, down by 1% over a year;<\/li>\n\n\n\n<li>\u20ac 450 \/sqm pa, excluding taxes and charges <strong>for new or refurbished space<\/strong>, up by 3% over a year.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The headline rent is defined in lease contracts regardless of incentives, whose level was 30.3% last quarter and will be updated next month for Q1 2026.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">INVESTMENTS IN FRANCE<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In France, the investment volume in Commercial Real Estate over Q1 2026 reached \u20ac1.9 billion, down by 48% compared to the Q1 2025.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">INVESTMENTS IN THE GREATER PARIS REGION<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the Greater Paris Region, the investment volume in Commercial Real Estate over Q1 2026 reached \u20ac1.3 billion, down by 47% compared to the Q1 2025.<br>The average capital value for Office in the Greater Paris Region over Q1 2026 all types alike reached \u20ac4,930 \/sqm (including transactions costs) which is down by 12% y-o-y<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>WAREHOUSES IN FRANCE<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For whole France, the take-up for warehouses above 5,000 sqm over Q1 2026 reached 333,500 sqm, with 289,300 sqm in French Regions and 44,200 sqm in the Greater Paris Region.
