The last quarter 2025 totalled <strong>436,000 sqm, down by 11%<\/strong> vs Q4 2024.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Office immediate supply <\/strong>on December 31st 2025 in the Greater Paris Region is estimated at <strong>6,247,000 sqm, up by 11% y-o-y<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Based on transactions of the quarter, <strong>the headline rent of offices<\/strong> is on average:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u20ac 429 \/sqm pa, excluding taxes and charges<strong> for second-hand space<\/strong>, down by 5% over a year;<\/li>\n\n\n\n<li>\u20ac 450 \/sqm pa, excluding taxes and charges <strong>for new or refurbished space<\/strong>, flat over a year.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The headline rent is defined in lease contracts <strong>regardless of incentives<\/strong>, whose level was 29.5% last quarter and will be updated <strong>next month for Q4 2025<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">INVESTMENTS IN FRANCE<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>In France, the investment volume in Commercial Real Estate<\/strong> over the year 2025 reached <strong>\u20ac13.7 billion, up by 8%<\/strong> compared to the year 2024. Q4 2025 <strong>is up by 5%<\/strong> compared to the last quarter 2024 and represents <strong>\u20ac4.9 billion<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">INVESTMENTS IN THE GREATER PARIS REGION<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>In the Greater Paris Region, the investment volume in Commercial Real Estate<\/strong> over the year 2025 reached <strong>\u20ac8.4 billion, up by 44%<\/strong> compared to the year 2024. Q4 2025 is <strong>up by 23%<\/strong>compared to the last quarter 2024 and represents <strong>\u20ac2.9 billion<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The average capital value for Office in the Greater Paris Region over Q4 2025 all types alike reached <strong>\u20ac5,360 \/sqm<\/strong> (including transactions costs) which is <strong>down by 7%<\/strong> y-o-y.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>WAREHOUSES IN FRANCE<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>For France as a whole, the take-up for warehouses above 5,000 sqm<\/strong> in the year 2025 reached <strong>3,174,600 sqm<\/strong>, with 2,372,200 sqm in French Regions and 802,400 sqm in the Greater Paris Region for transactions of this size. Compared to the year 2024, this national result is <strong>down by 4%<\/strong>.
