The third quarter 2025 has totalled <strong>408,200 sqm, down by 5%<\/strong> vs Q3 2024.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Office immediate supply <\/strong>on September 30th 2025 in the Greater Paris Region is estimated at<strong> 6,126,000 sqm, up by 17%<\/strong> y-o-y.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Based on transactions of the quarter, the <strong>headline rent of offices<\/strong> is on average:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>\u20ac 466 \/sqm pa<\/strong>, excluding taxes and charges <strong>for second-hand space<\/strong>, up by 2% over a year ;<\/li>\n\n\n\n<li><strong>\u20ac 449 \/sqm pa,<\/strong> excluding taxes and charges <strong>for new or refurbished space<\/strong>, up by 1% over a year.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The headline rent is defined in lease contracts <strong>regardless of incentives<\/strong>, whose level was 28.2% last quarter and will be updated <strong>next month for Q3 2025.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">INVESTMENTS IN FRANCE<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>In France, the investment volume in Commercial Real Estate<\/strong> over Q3 2025 reached <strong>\u20ac2.7 billion, down by 27%<\/strong> compared to the Q3 2024. The investment volume has totalled <strong>\u20ac8.7 billion<\/strong> since the start of 2025, <strong>up by 7%<\/strong> compared to the same timeframe last year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">INVESTMENTS IN THE GREATER PARIS REGION<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>In the Greater Paris Region, the investment volume in Commercial Real Estate over Q3 2025 reached \u20ac1.6 billion, up by 12%<\/strong> compared to the Q3 2024. The investment volume has totalled <strong>\u20ac5.4 billion<\/strong> since the start of 2025, <strong>up by 55%<\/strong> compared to the same timeframe last year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The average capital value for Office in the Greater Paris Region over Q3 2025 all types alike reached<strong> \u20ac5,350 \/sqm<\/strong> (including transactions costs) which is <strong>down by 9% y-o-y.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">WAREHOUSES LOGISTICS IN FRANCE<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>For whole France, the take-up for warehouses above 5,000 sqm<\/strong> has totalled <strong>2,062,200 sqm<\/strong> since the start of 2025 with 1,629,900 sqm in French Regions and 432,200 sqm in the Greater Paris Region for transactions of this size. Compared to the same timeframe last year, this national result is down by 17%.
