{"id":3541,"date":"2025-04-07T06:55:31","date_gmt":"2025-04-07T06:55:31","guid":{"rendered":"https:\/\/www.immostat.com\/?p=3541"},"modified":"2025-04-07T16:38:21","modified_gmt":"2025-04-07T16:38:21","slug":"new-immostat-results-for-q1-2025","status":"publish","type":"post","link":"https:\/\/www.immostat.com\/en\/new-immostat-results-for-q1-2025\/","title":{"rendered":"New ImmoStat Results for Q1 2025"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Every quarter, ImmoStat presents its key indicators for the Greater Paris Region.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The present release covers:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the office take-up both new lettings and sales to occupiers<\/li>\n\n\n\n<li>the office immediate supply and average headline rent<\/li>\n\n\n\n<li>the investment volume in France and the average price in the Greater Paris Region for offices<\/li>\n\n\n\n<li>the warehouse logistics take-up in France<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.immostat.com\/wp-content\/uploads\/2025\/04\/Communique-ImmoStat-T1-2025_ENG-1.pdf\">>Download our Press Release<\/a><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">OFFICES IN THE GREATER PARIS REGION<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Every quarter, members of ImmoStat (BNP Paribas Real Estate, CBRE, JLL and Cushman &amp; Wakefield) and Immprove (since 2023) gather data on new lettings and sales to occupiers.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Office take-up in the Greater Paris region reached 419,200 sqm over Q1 2025, down by 6% vs Q1 2024.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Office immediate supply on March 31st 2025 in the Greater Paris Region is estimated at 5,803,000 sqm, up by 18% yo-y.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Based on transactions of the quarter, the headline rent of offices is on average:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u20ac 452 \/sqm pa, excluding taxes and charges for second-hand space, up by 2% over a year;<\/li>\n\n\n\n<li>\u20ac 439 \/sqm pa, excluding taxes and charges for new or refurbished space, up by 3% over a year.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The headline rent is defined in lease contracts regardless of incentives, whose level was 26.3% last quarter and will be updated next month for Q1 2025.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">INVESTMENTS IN FRANCE<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In France, the investment volume in Commercial Real Estate over Q1 2025 reached \u20ac3.4 billion, up by 67% compared to the Q1 2024.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">INVESTMENTS IN THE GREATER PARIS REGION<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the Greater Paris Region, the investment volume in Commercial Real Estate over Q1 2025 reached \u20ac2.4 billion, up by 158% compared to the Q1 2024.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The average capital value for Office in the Greater Paris Region over Q1 2025 all types alike reached \u20ac5,620 \/sqm (including transactions costs) which is down by 12% y-o-y.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">WAREHOUSES LOGISTICS IN FRANCE<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Every quarter, members of ImmoStat (BNP Paribas Real Estate, CBRE, JLL and Cushman &amp; Wakefield) and EOL (since 2021) gather data on warehouses logistics in France.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For whole France, the take-up for warehouses above 5,000 sqm over Q1 2025 reached 797,900 sqm, with 588,400 sqm in French Regions and 209,500 sqm in the Greater Paris Region.
