{"id":1445,"date":"2022-10-07T15:20:53","date_gmt":"2022-10-07T13:20:53","guid":{"rendered":"http:\/\/63f39de5b601d7854e4aac8a"},"modified":"2024-02-02T11:00:42","modified_gmt":"2024-02-02T11:00:42","slug":"new-immostat-results-for-q3-2022","status":"publish","type":"post","link":"https:\/\/www.immostat.com\/en\/new-immostat-results-for-q3-2022\/","title":{"rendered":"New ImmoStat Results for Q3 2022"},"content":{"rendered":"<figure><img decoding=\"async\" src=\"http:\/\/www.immostat.com\/wp-content\/uploads\/2023\/02\/2_file.png\"  alt=\"Market release ImmoStat Q3 2021 Commercial Real Estate in Greater Paris Region : take-up, rents, investment volume, warehouses\"><\/figure>\n<\/p>\n<p><strong>Every quarter, ImmoStat, an independent entity pooling data for the four main brokers in French Commercial Real Estate (BNP Paribas Real Estate, CBRE, JLL and Cushman &#038; Wakefield) presents its key indicators for the Greater Paris Region.<\/strong><\/p>\n<\/p>\n<p>The present release covers: <\/p>\n<ul>\n<li>the office take-up (both new lettings and sales to occupiers)  <\/li>\n<li>the office immediate supply and average headline rent  <\/li>\n<li>the investment volume in France and the average price in the Greater Paris Region for offices<\/li>\n<\/ul>\n<p><a href=\"http:\/\/www.immostat.com\/wp-content\/uploads\/2023\/02\/ae915e_3d026c3f89ac43c09898bc656142e52f.pdf\" target=\"_blank\" rel=\"noopener\"><u>> Download our Press Release <\/u><\/a> <\/p>\n<\/p>\n<p><strong>OFFICES IN THE GREATER PARIS REGION<\/strong><\/p>\n<p><strong>At the end of September 2022, office take-up in the Greater Paris Region reached 1,488,300 sqm <\/strong>which is<strong> up by 20% <\/strong>compared to the end of September<strong> 2021. <\/strong>The third quarter 2022 has totalled <strong>459,900 sqm, up by 11% <\/strong>vs<strong> <\/strong>Q3 2021<strong>.<\/strong><\/p>\n<p><strong>Office immediate supply <\/strong>on September 30th 2022<strong> <\/strong>in the Greater Paris Region<strong> <\/strong>is estimated at <strong>4,111,000 sqm, up<\/strong> <strong>by 3% y-o-y.<\/strong><\/p>\n<\/p>\n<p>Based on transactions of the quarter, <strong>the headline rent of offices<\/strong> is on average: <\/p>\n<\/p>\n<ul>\n<li><strong>\u20ac 427 \/sqm pa, <\/strong>excluding taxes and charges<strong> for second-hand space,<\/strong> up by 6% over a year ;   <\/li>\n<li><strong>\u20ac 426 \/sqm pa, <\/strong>excluding taxes and charges<strong> for new or refurbished space, <\/strong>up by 2% over a year. <\/li>\n<\/ul>\n<p>The headline rent is defined in lease contracts <strong>regardless of incentives<\/strong>, whose level was 24.1% last quarter and will be updated <strong>next month for Q3 2022.<\/strong><\/p>\n<\/p>\n<p><strong>INVESTMENTS IN FRANCE <\/strong><\/p>\n<p><strong>In France, the investment volume in Commercial Real Estate<\/strong> over Q3 2022<strong> reached \u20ac7.4 billion<\/strong>, <strong>up by 24% <\/strong>compared to the Q3 2021<strong>.<\/strong> The investment volume has totalled <strong>\u20ac19.7 billion<\/strong> since the start of 2022, <strong>up by 34%<\/strong> compared to the same timeframe last year.<\/p>\n<p><strong>INVESTMENTS IN THE GREATER PARIS REGION <\/strong><\/p>\n<p><strong>In the Greater Paris Region, the investment volume in Commercial Real Estate<\/strong> over Q3 2022 reached <strong>\u20ac5.0<\/strong> <strong>billion<\/strong>, <strong>up by 57%<\/strong> compared to the Q3 2021. The investment volume has totalled <strong>\u20ac12.7 billion<\/strong> since the start of 2022, <strong>up by 44%<\/strong> compared to the same timeframe last year.<\/p>\n<p>The average capital value for Office in the Greater Paris Region over Q3 2022 all types alike reached <strong>\u20ac8,240<\/strong> <strong>\/sqm<\/strong> (including transactions costs) which is <strong>up by 2%<\/strong> <strong>y-o-y<\/strong>.<\/p>\n<p><strong> <\/strong><\/p>\n<p><strong>WAREHOUSES LOGISTICS IN FRANCE<\/strong><\/p>\n<p><strong>At the end of September 2022, the take-up for warehouses above 5,000 sqm in the Greater Paris region<\/strong> (Oise included) reached <strong>932,100<\/strong> <strong>sqm, which is up by 12%<\/strong> compared to<strong> the end of September 2021<\/strong>.<\/p>\n<p><strong>For whole France<\/strong>, the take-up for warehouses <strong>above 10,000 sqm <\/strong>has<strong> <\/strong>totalled<strong> <\/strong> <strong>2,395,200<\/strong> <strong>sqm<\/strong> since the start of 2022 with 1,596,500 sqm in French Regions and 798,800 sqm in the Greater Paris Region for transactions of this size.
