{"id":1439,"date":"2023-01-06T15:20:53","date_gmt":"2023-01-06T14:20:53","guid":{"rendered":"http:\/\/63f39de5b601d7854e4aac84"},"modified":"2024-02-02T11:00:37","modified_gmt":"2024-02-02T11:00:37","slug":"new-immostat-results-for-q4-2022","status":"publish","type":"post","link":"https:\/\/www.immostat.com\/en\/new-immostat-results-for-q4-2022\/","title":{"rendered":"New ImmoStat Results for Q4 2022"},"content":{"rendered":"<figure><img decoding=\"async\" src=\"http:\/\/www.immostat.com\/wp-content\/uploads\/2023\/02\/7_file.png\"  alt=\"Market release ImmoStat Q4 2020 Commercial Real Estate in Greater Paris Region : take-up, rents, investment volume, warehouses\"><\/figure>\n<p><strong>Every quarter, ImmoStat, an independent entity pooling data for the four main brokers in French Commercial Real Estate (BNP Paribas Real Estate, CBRE, JLL and Cushman &#038; Wakefield) presents its key indicators for the greater Paris Region.<\/strong><\/p>\n<\/p>\n<p>The present release covers: <\/p>\n<ul>\n<li>the office take-up (both new lettings and sales to occupiers)  <\/li>\n<li>the office immediate supply and average headline rent  <\/li>\n<li>the investment volume in France and the average price in the Greater Paris Region for offices<\/li>\n<li>the warehouse take-up in France <\/li>\n<\/ul>\n<p> <a href=\"http:\/\/www.immostat.com\/wp-content\/uploads\/2023\/02\/ae915e_cd34e3e59d5a4e0c9eb2a9fdb7b466f2.pdf\" target=\"_blank\" rel=\"noopener\"><u>> T\u00e9l\u00e9charger le communiqu\u00e9 de presse<\/u><\/a> <\/p>\n<\/p>\n<p><strong>OFFICES IN THE GREATER PARIS REGION<\/strong><\/p>\n<p><strong>For the whole <\/strong>year 2022<strong>, office take-up in the Greater Paris Region reached 2,108,300 sqm which is up by<\/strong> 10%<strong> compared to <\/strong>2021<strong>. The <\/strong>last quarter 2022<strong> has totalled 602,300 sqm, down by 11% vs <\/strong>Q4 2021<strong>.<\/strong><\/p>\n<p><strong>Office immediate supply on <\/strong>December 31st 2022<strong> in the Greater Paris Region is estimated at 4,320,000 sqm, up by 7% <\/strong>y-o-y<strong>.<\/strong><\/p>\n<\/p>\n<p>Based on transactions of the quarter, the headline rent of offices is on average: <\/p>\n<ul>\n<li><strong>\u20ac438 \/sqm pa<\/strong>, excluding taxes and charges <strong>for second-hand space<\/strong>, <strong>up by<\/strong> 6%<strong> <\/strong>over a year;     <\/li>\n<li><strong>\u20ac424 \/sqm pa<\/strong>, excluding taxes and charges <strong>for new or refurbished space<\/strong>, up by 2% over a year. <\/li>\n<\/ul>\n<p>The headline rent is defined in lease contracts <strong>regardless of incentives<\/strong>, whose level was 23.8% last quarter and <strong>will be updated next month for Q4 2022.<\/strong><\/p>\n<\/p>\n<p><strong>INVESTMENTS IN FRANCE<\/strong><\/p>\n<p><strong>In France, the investment volume in Commercial Real Estate<\/strong> over the year 2022<strong> reached \u20ac25.5 billion<\/strong>, <strong>down by 2% <\/strong>compared to the year 2021<strong>. <\/strong>Q4 2022 is <strong>down by 52%<\/strong> compared to the last quarter 2021 and represents <strong>\u20ac5.4<\/strong> <strong>billion<\/strong>.<\/p>\n<p><strong>INVESTMENTS IN THE GREATER PARIS REGION<\/strong><\/p>\n<p><strong>In the Greater Paris Region, the investment volume in Commercial Real Estate<\/strong> over the year 2022<strong> reached \u20ac15.0 billion<\/strong>, <strong>down by 3% <\/strong>compared to the year 2021<strong>. <\/strong>Q4 2022 is <strong>down by 62%<\/strong> compared to the last quarter 2021 and represents <strong>\u20ac2.5<\/strong> <strong>billion<\/strong>.<\/p>\n<p><a href=\"\"  >The average capital value for Office in<\/a> the Greater Paris Region over Q4 2022 all types alike reached <strong>\u20ac7,980<\/strong> <strong>\/sqm<\/strong> (including transactions costs) which is <strong>down by 1%<\/strong> <strong>y-o-y<\/strong>.<\/p>\n<p><strong>WAREHOUSES IN FRANCE<\/strong><\/p>\n<p><strong>For the whole year 2022, the take-up for warehouses above 5,000 sqm in the Greater Paris region<\/strong> (southern part of Oise included) reached <strong>1,096,500<\/strong> <strong>sqm, which is down by 10%<\/strong> compared to the year 2021.<\/p>\n<p><strong>For France as a whole<\/strong>, the take-up for warehouses above<strong> 10,000 sqm<\/strong> in the year 2022<strong> <\/strong>reached <strong>3,331,000<\/strong> <strong>sqm<\/strong>, with 2,413,700 sqm in French Regions and 917,300 sqm in the Greater Paris Region for transactions of this size.
