The last quarter 2018 has totalled <strong>642,000 sqm, down by 27%<\/strong> vs Q4 2017.<\/p>\n<\/p>\n<p><strong>Office immediate supply<\/strong> on December 31st 2018 in the Greater Paris Region is estimated at <strong>2,944,000 sqm, down by 10%<\/strong> y-o-y.<\/p>\n<\/p>\n<p>Based on transactions of the quarter, the headline rent of offices is on average: <\/p>\n<ul>\n<li><strong>\u20ac 380 \/sqm pa<\/strong>, excluding taxes and charges <strong>for second-hand space<\/strong>, up by 7% over a year;    <\/li>\n<li><strong>\u20ac 386 \/sqm pa<\/strong>, excluding taxes and charges <strong>for new or refurbished space<\/strong>, up by 3% over a year. <\/li>\n<\/ul>\n<p>The headline rent is defined in lease contracts <strong>regardless of incentives,<\/strong> whose level was 20.7 % last quarter and <strong>will be updated next month for Q4 2018.<\/strong><\/p>\n<\/p>\n<p><strong>INVESTMENTS IN THE GREATER PARIS REGION<\/strong><\/p>\n<p><strong>In the Greater Paris Region, the investment volume in Commercial Real Estate<\/strong> over the year 2018 reached <strong>\u20ac23.1 billion, up by 19%<\/strong> compared to the year 2017. <strong>Q4 2018 is up by 4%<\/strong> compared to the last quarter of 2017 and represents <strong>\u20ac10.1 billion<\/strong>.<\/p>\n<\/p>\n<p>The average capital value for Office in the Greater Paris Region over Q4 2018 all types alike reaches <strong>\u20ac6,510 \/sqm<\/strong> (including transactions costs) which is u<strong>p by 1% y-o-y.<\/strong><\/p>\n<p><strong>WAREHOUSES IN FRANCE<\/strong><\/p>\n<p><strong>For the whole year 2018, the take-up for warehouses above 5,000 sqm in the Greater Paris region<\/strong> (southern part of Oise included) reached <strong>1,035,000 sqm<\/strong>, which is <strong>down by 44%<\/strong> compared to the year 2017.<\/p>\n<\/p>\n<p><strong>For France as a whole, the take-up for warehouses above 10,000 sqm<\/strong> in the year 2018 reached <strong>3,081,000 sqm<\/strong>, with 2,272,800 sqm in French Regions and 808,200 sqm in the Greater Paris Region for transactions of this size.
