{"id":1296,"date":"2016-04-07T15:20:52","date_gmt":"2016-04-07T13:20:52","guid":{"rendered":"http:\/\/63f39de5b601d7854e4aad0d"},"modified":"2024-02-02T11:05:01","modified_gmt":"2024-02-02T11:05:01","slug":"new-immostat-results-for-q1-2016","status":"publish","type":"post","link":"https:\/\/www.immostat.com\/en\/new-immostat-results-for-q1-2016\/","title":{"rendered":"New ImmoStat Results for Q1 2016"},"content":{"rendered":"<figure><img decoding=\"async\" src=\"http:\/\/www.immostat.com\/wp-content\/uploads\/2023\/02\/26_file.png\"  alt=\"Market release ImmoStat Q1 2016 Commercial Real Estate in Greater Paris Region : take-up, rents, investment volume\"><\/figure>\n<p> <em>The office take-up in the greater Paris region has reached 492,600 sqm over Q1 2016, up by 19% vs Q1 2015. <\/em><\/p>\n<\/p>\n<p><strong>Every quarter, ImmoStat, an independent entity pooling data for the four main brokers in French Commercial Real Estate (BNP Paribas Real Estate, CBRE, JLL and DTZ now operating under the brand Cushman &#038; Wakefield) presents its key indicators for the greater Paris Region.<\/strong><\/p>\n<\/p>\n<p>\u200bThe present release covers:  <\/p>\n<ul>\n<li>the office take-up (both new lettings and sales to occupiers)  <\/li>\n<li>the office immediate supply and average headline rent  <\/li>\n<li>the investment volume <\/li>\n<\/ul>\n<p><a href=\"http:\/\/www.immostat.com\/wp-content\/uploads\/2023\/02\/ae915e_da7d9679c43e4c4598b0f76690bd5c37.pdf\"  >> Download our press release<\/a><\/p>\n<\/p>\n<p><strong>OFFICES IN THE GREATER PARIS REGION<\/strong><\/p>\n<p><strong>The office take-up in the greater Paris region <\/strong>has reached<strong> 492,600 sqm <\/strong>over Q1 2016,<strong> up by 19% <\/strong>vs Q1 2015.<\/p>\n<\/p>\n<p><strong>The immediate office supply<\/strong> on march 31st 2016 in the greater Paris Region is estimated to about <strong>3,837,000 sqm, down by 3% <\/strong>with regards to its level a year ago.<\/p>\n<\/p>\n<p>Based on transactions of the quarter, <strong>the headline rent of offices <\/strong>is on average:<\/p>\n<\/p>\n<ul>\n<li><strong>\u20ac 323 psqm per year, taxes and charges excluded for second-hand properties, up by 3% over a year ; <\/strong>  <\/li>\n<li><strong>\u20ac 368 psqm per year, taxes and charges excluded for new or restructured properties, up by 3% over a year.<\/strong> <\/li>\n<\/ul>\n<p>The headline rent is the amount defined in lease contracts <strong>regardless of incentives<\/strong>, whose level was 21.5% last quarter and will be updated <strong>next month for Q1 2016.<\/strong><\/p>\n<\/p>\n<p><strong>INVESTMENTS IN THE GREATER PARIS REGION<\/strong><\/p>\n<p><strong>In the greater Paris Region, the investment volume in commercial Real Estate <\/strong>over Q1 2016 has reached<strong> \u20ac1.8 billion, down by 50% <\/strong>when compared to the first quarter of 2015.
